1. Acceptance of Terms
These Terms of Service ("Terms") govern your use of the website operated by JRT APPRAISAL INC ("Company," "we," "us," "our") at jrtappr.shop and, where applicable, your engagement of our real estate agency and brokerage services. By accessing the website or engaging our services, you agree to these Terms. Written agency and listing agreements control over these Terms to the extent of any conflict.
2. The Company

The Company operates real estate agencies, brokerages, buyers' agencies (including exclusive buyers' agencies), and brokers' offices, and performs buying, selling, renting, and auctioning of real estate for others, residential and commercial. 3. Website Use
The website is provided for informational purposes. You agree not to:
- Use the website for any unlawful purpose;
- Attempt unauthorized access to our systems or data;
- Submit false or fraudulent information;
- Interfere with the operation of the website; or
- Reproduce site content except for personal, non-commercial reference.
4. No Offer / Not Professional Advice
Nothing on this website is an offer to buy, sell, or lease any property, a listing, or an appraisal. Content — including service descriptions and illustrative figures — is general information only and does not constitute legal, tax, financial, or real estate advice. No agency relationship is created by use of this website.
Important: any agency or brokerage relationship begins only upon execution of a written agreement — a buyer agency agreement, listing agreement, or other engagement document.
5. Agency Relationships
- Disclosure. Agency relationships are disclosed and agreed in writing before substantive services are provided, as required by applicable license law.
- Buyer's agency. Where we represent the buyer, we owe fiduciary duties — loyalty, confidentiality, disclosure, reasonable care, and accounting — to the buyer.
- Seller's agency. Where we represent the seller under a listing agreement, those duties run to the seller.
- Exclusive buyers' agency. Where engaged on an exclusive basis, we represent only the buyer's side as the agreement provides.
- Multiple parties. Where any form of dual or designated representation is permitted, it occurs only with the informed written consent required by law.
6. Listing Engagements
- Listing engagements define scope, term, price guidance, marketing activity, and commission in writing;
- Property information provided by the seller is relied upon; sellers are responsible for accurate disclosures as required by law;
- We make no guarantee of sale, price, or timing — market outcomes vary; and
- Offers received are presented per the listing agreement and applicable law.
7. Buyers' Engagements
- Buyers' engagements define search scope, representation type (exclusive or otherwise), term, and compensation in writing;
- We assist with property identification, offer preparation, negotiation, and transaction coordination;
- Buyers remain responsible for their own due diligence — inspections, financing, title review — though we coordinate the process; and
- Compensation sources are disclosed per the agreement and applicable law.
8. Auctions, Time-Share & Rental Services
- Auctions. Real estate auction engagements are governed by written auction terms — reserve, format, buyer's premium, and closing conditions — established before the sale.
- Time-share. Time-share condominium sales follow the applicable listing agreement and any statutory requirements for such sales.
- Rentals. Renting real estate for others is performed under written agreement covering placement scope, screening standards consistent with law, and compensation.
9. Commissions & Compensation
- Commission rates, fees, and their timing are set out in the applicable written agreement — commissions are negotiable and are not set by this website;
- Where compensation may be received from cooperating brokers or other parties, it is disclosed as required by law and the agreement; and
- Estimates of net proceeds or buyer costs are illustrative only, not guarantees.
10. Fair Housing
We conduct business in accordance with fair housing laws. We do not discriminate on the basis of race, color, religion, sex, disability, familial status, national origin, or any other protected class under applicable law. All parties are served on equal terms.
11. Intellectual Property
The website and its content — text, graphics, logos, and layout — are the property of JRT APPRAISAL INC and are protected by copyright and other intellectual property laws. No reproduction or distribution without written consent, except for personal, non-commercial use.
12. Disclaimers
THE WEBSITE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED. BROKERAGE SERVICES ARE GOVERNED BY WRITTEN AGREEMENTS, NOT BY THIS WEBSITE.
13. Limitation of Liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, JRT APPRAISAL INC AND ITS OFFICERS, AGENTS, AND EMPLOYEES SHALL NOT BE LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES ARISING FROM USE OF THE WEBSITE OR RELIANCE ON ITS CONTENT. LIABILITY ARISING FROM BROKERAGE SERVICES IS GOVERNED BY THE APPLICABLE WRITTEN AGREEMENT AND APPLICABLE LAW.
